A few of the many things to consider making a part of your Offer to Purchase are a Home Inspection and a Home Warranty Program.

A professional home inspector, licensed by the state, does the home inspection.  The inspector surveys the foundation and structure, roof, exterior, and major systems (electrical, heating, cooling, plumbing).  You as the buyer should tour the home with the inspector, who will point out potential trouble areas, as well as positive features.  Take notes as you tour the home with the inspector.  Upon completion of the home inspection, the inspector will furnish you and your Realtor with a written report containing the findings of the inspection.  A home inspection contingency will require the seller to make legitimate repairs, or you as the buyer can cancel the agreement.  An inspection may take a few hours of your time, and cost hundreds of dollars, but it can save you time and money in the long run.  Your Viking Realty agent can recommend several professional home inspectors to you.

The Home Warranty Program is with an outside agency that provides you with a comprehensive service contract.  This contract will protect you against the mechanical breakdown of covered systems and appliances in your future home for a full year from date of closing.  Eliminate the uncertainty and reduce the repair expense to a reasonable deduction for covered items, with no limit to the number of claims you make.  Once again, your Viking Realty agent can show you several programs and help you pick the program that is best suited for you and your needs.

Homeowners insurance to protect yourself from any unforeseen calamity.

 Notify mortgage broker that you have found a property so they can begin the appraisal and title process.  Be sure the mortgage broker also locks in your interest rate, if they haven’t done so already

Notify your phone company, utilities (including water & sewer), cable company, post office, motor vehicle department, newspaper, magazines, family, friends, and of course the moving company.
